Now that we’ve fully moved our monthly accounts over to SuperControl, we thought it would be helpful to give you a clear breakdown of what you’ll see on your statements and in the Owners Dashboard.
First, a quick note: the Owners Dashboard has now gone live. We know it’s not the most attractive or user-friendly platform at the moment. SuperControl are aware of this and have confirmed that their developers are working on improving both the look and usability.
That said, the figures shown in the Owners Portal are accurate. The payout figure displayed per booking is the amount you take home, after our commission and the booking sites’ fees (Booking.com, Airbnb, Sykes, etc.) have already been deducted.
Your Monthly Statement
When payments are issued via SuperControl, you’ll receive a PDF statement. This shows the booking income and any deductions linked to that booking. Here’s what you’ll see explained:

Booking xxxx – Balance payment to owner – This is your final amount after our commission and the booking site fees have been deducted.

Cleaning Fee (Booking xxxx) – A pass-through cost that goes directly to our housekeeping team, L&R Cleaning Solutions, based on the size of the lodge.

Hot-Tub Clean (Booking xxxx) – A pass-through cost for a full drain, clean, filter and pipe flush, and chemical treatment of the hot tub.

Welcome Pack (Booking xxxx) – Another pass-through cost from L&R. Despite the name, this isn’t luxury extras – it’s the basics that guests expect: toilet rolls, dishwasher/washing tablets, non-stick sponge, J-cloth, soap for each bathroom, and washing-up liquid for the kitchen.
Monthly non-guest related costs

[Lodge Name] – Hot-Tub Monthly Chemical Check – To remain HSE-compliant, every hot tub must have regular chemical and water-quality checks with electronic records kept. This fee covers all chemicals and technician time.

[Lodge Name] – Proactive Pest Control – Because the lodges are woodland-based, rodents can be a recurring issue. Monthly pest control visits help prevent infestations, reduce reputational damage from negative reviews, and protect your income. Technicians check and refill bait stations, and block any new entry points.

Other Expenses – Any additional costs (e.g. replacement swing bin) are listed with the lodge number, item description, and supplier details.
Payment of Bookings
Payments are issued on the next working day after the 26th of each month, covering all bookings from the previous month.
Why this date?

Airbnb & Booking.com pay us 14 days after guest departure.

Sykes Cottages pay on the 26th of the following month.

To ensure all income has been received, we align our payout schedule with these providers.
It’s worth noting that while guest income takes time to come through, we still pay contractors weekly. Housekeepers (cleaning, laundry, hot tubs) and suppliers (maintenance, safety certification, etc.) are all paid every Friday – often before we’ve received the associated guest payments.
Direct bookings work differently (10% deposit at booking, balance 6 weeks before arrival), but the volume of direct bookings is much smaller compared to those through our booking agents.

The SuperControl system now gives you transparent, detailed statements and a dashboard to track your income and costs. While the interface will soon be improved by SuperControl’s developers, the information shown is accurate and designed to give you clarity on:
