June 2025 Booking Analysis

๐Ÿ“Š June 2025 Booking Analysis: Trends, Insights & Guest Behaviour

We are pleased to share with you a detailed overview of the booking activity generated throughout June 2025, offering valuable insight into guest behaviour, future trends, and how your properties continue to appeal across a wide range of holidaymakers.

June turned out to be a truly insightful and encouraging month for understanding how our guests are choosing to book, travel, and stay. With 74 bookings made throughout the month, several exciting trends have emerged โ€“ from when people are booking to who theyโ€™re travelling with.

Even more impressively, weโ€™ve already secured 673 bookings in the first half of the year, compared to 477 during the same period last year. That means weโ€™ve already achieved 66% of our total bookings from 2024, which was a record-breaking year in itself! And with fewer properties available this year, reaching this milestone is a fantastic indicator of continued strong demand and growing appeal.

Letโ€™s dive into the full breakdown:

๐Ÿ“… Last-Minute Bookings

A notable trend for June was the presence of last-minute bookings, defined as reservations made within 5 days of arrival. Out of the 74 bookings:

  • ๐Ÿ• 5 bookings were classed as last-minute (โ‰ˆ 6.8% of total)

These bookings suggest a small but consistent market for impulsive or urgent travel. To cater to this niche, it may be worth offering โ€œlast-minute dealsโ€ or flexible options to encourage uptake.

๐Ÿ“† Booking Month vs. Stay Month

We wanted to understand not just when guests booked, but when they were planning to stay. Hereโ€™s the breakdown:

  • 13 bookings (17.6%) were for stays in June itself.

  • 37 bookings (50%) were for other months in 2025.

  • 24 bookings (32.4%) were for stays in 2026.

This reflects a healthy long-term pipeline, especially with September and July both seeing strong interest.

Bookings tend to be concentrated during late morning to late evening. Notable booking peaks occurred around:

  • 08:00 โ€“ 10:00 AM

  • 11:00 โ€“ 2:00 PM

  • 7:00 โ€“ 9:00 PM

This suggests targeting marketing emails or offers in these windows may increase conversions.

Guests predominantly opt for week-long breaks or extended weekends (4 nights). This is ideal for managing turnover and planning changeovers with efficiency.

๐Ÿ‘จโ€๐Ÿ‘ฉโ€๐Ÿ‘งโ€๐Ÿ‘ฆ ย Family Makeup of Guests

We explored how guests were composed by analysing the mix of adults, children, and infants.

  • Just Adults: 49 bookings

  • Adults with Children or Infants: 25 bookings

This indicates that two-thirds of bookings are couples or adult groups, with one-third being family-oriented. Offering tailored packages or amenities for both groups would enhance guest satisfaction.

๐Ÿถ ย Dog-Friendly Bookings

We tracked how many bookings includedDogs within their Booking:

  • Dog-included bookings: 14

With ~19% of June bookings including a dog, this reinforces the appeal of pet-friendly stays. Highlighting this option in listings can attract this valuable demographic.

๐Ÿ“‰ June Departures & Guest Night Trends: How Did 2025 Perform?

As part of our comprehensive June 2025 booking analysis, we also examined how departures and total nights spent this June compared with previous years. This helps us and our property owners assess overall occupancy trends and demand changes, especially as we adapt to portfolio adjustments and external factors.

๐Ÿšช Departures in June: Fewer Homes, Strong Performance

In June 2025, we recorded 77 guest departures, which, while slightly down from 95 in 2023, remains encouraging given that we operated with three fewer properties this year.

Even with the smaller portfolio, we matched last yearโ€™s departure count, indicating a strong occupancy rate per available property. When adjusted for the number of homes, this suggests demand per unit may actually have increased year-on-year.

๐Ÿ›Œ Nights Spent: Slight Dip Reflects Capacity, Not Demand

Total nights spent by guests in June 2025 reached 407 nights, compared to 468 nights in 2023 and 305 in 2022.

While thereโ€™s a 13% decrease from last year, it is worth stressing that this correlates directly with the reduction in the number of available properties โ€” not necessarily guest interest or booking rates. In fact, earlier parts of this analysis show healthy forward booking patterns into 2026, with solid uptake across key months like September and July.

๐Ÿ” Key Takeaways

  • Per-property performance remains strong even with a reduced portfolio.

  • Nights per booking are steady, with many guests still choosing 4โ€“7 night stays.

  • The figures highlight continued guest confidence, particularly in summer and shoulder months.

  • Compared to 2022, both departures and nights spent have more than doubled, showcasing the portfolioโ€™s resilience and rising market appeal.

๐Ÿ“ˆย Summary

June saw 74 total bookings, with a healthy mix of last-minute stays, advance planning for later in 2025, and a strong pipeline building already into 2026. Notably, over 32% of all bookings made this month were for next year, highlighting the long-term appeal and forward-booking confidence your homes are generating.

Guest behaviour continues to show strong patterns:

  • Saturdays remain the most popular booking day, while booking times peak from mid-morning to late evening.

  • The most popular stay duration is 7 nights, ideal for managing turnovers and providing consistent revenue flow.

  • Family groups and adult-only parties are both actively booking, with a notable rise in pet-friendly demand, where 1 in 5 guests are bringing their dogs along.

Your properties are being discovered and booked through a variety of platforms, with Booking.com leading the way, while direct and regional channels like Visit South Devon and Airbnb continue to build awareness and trust.
