It’s hard to believe that it has already been a year since the major gas outage at Finlake Resort & Spa, when one of the site contractors accidentally cut through a mains gas pipe, leaving the resort without gas supply.
Many owners will remember the disruption that followed. Once the gas supply was finally restored across the park, every property required a full gas safety inspection before it could be used again, which meant coordinating engineers, access and paperwork under quite a bit of pressure.
Thankfully, this year things are far calmer.
Annual Gas Safety Checks – Ross from Elector Gas Ltd
Ross from Exeter Gas Ltd, who many of you will remember from last year, is now back at Finlake carrying out annual gas safety checks across the properties.
This time the work is being completed in a much more controlled and scheduled way, without the urgency we faced last year.
Once inspections are completed:

Gas Safety Certificates will be issued

Reports will be submitted and chased with Haulfryn Owner Services
-
Your property records will be updated accordingly
Keeping these certificates current is essential for guest safety, insurance compliance and letting regulations.
Other Safety Testing We Arrange for Your Property
As part of managing and maintaining your holiday property, we also ensure that several other important safety checks are completed regularly.
PAT Testing (Portable Appliance Testing)
PAT testing checks the safety of all portable electrical appliances within the lodge.
This typically includes items such as:

- Fridge Freezers etc
Each appliance is tested to confirm that it is electrically safe to use and is then labelled with a test pass sticker. In a holiday property where appliances are used frequently by different guests, this testing is particularly important.
EICR Testing (Electrical Installation Condition Report)
An EICR is a comprehensive inspection of the property’s fixed electrical systems, including:

Earthing systems
The inspection ensures that the property’s electrical installation is safe, compliant and suitable for continued use. If any issues are identified, recommendations will be provided so they can be addressed promptly.
Fire Safety Testing
Every November / December, we also undertake annual fire safety checks within the lodges.
For holiday properties this includes inspection and testing of:
